Beware agents who try to impress you with an over-inflated asking price. This usually results in the property taking longer to sell and going “stale” on the market, resulting in a low eventual sale price. Our track record proves that our pricing policy secures excellent prices for our clients. We price ambitiously, but with realism.
Avoid agents who seek to tie you in to a long period of sole agency. What’s the benefit to you? Often this is a sign that the agent may not be fully confident about their ability to sell quickly, or, worse, without a subsequent price reduction. We don’t ask for any period of sole agency. If you no longer enjoy working with us, we believe you should have the right to fire us!

Check the agent’s void period. The national average void period between tenancies, according to ARLA, is 28 days. We think this is unacceptable. That’s why our average void period is ZERO days. Same with arrears, same with evictions. Zero. Our landlords sleep at night.

Avoid agents that sting you over maintenance, or who outsource to rogue traders. A dripping tap should not justify a £140 plumber’s call-out fee! A good agent should have their own maintenance person on hand 24h a day, often without charge for such minor issues.
